Order A Title Search Prior To The Sale

As a practicing residential Realtor and listing agent I always recommended to my home sellers that they consider ordering a title search on both themselves and their property prior to the sale of their property. There are potentially over 30 Benefits to doing so and a few of them are as follows.

1.  Liens, judgements, recognisances ect. can be pre-determined

2. Free and clear title can be pre-determined

3.  Marketable and insurable title can be pre-determined  

4.  A lot of  wasted time, money and energy can be avoided

5. Threats of  law suits and actual law suits can be avoided

6.  There are still over 25 more.
